The following property will be sold at a public auction to the highest bidder on the 16th day of July, 2013, @ 10:30 A.M. at the front door of the Beaver County Court House, 2160 South 600 West, Beaver, Utah in the County of Beaver, by SECURITY TITLE COMPANY OF BEAVER COUNTY, TRUSTEE on the Deed of Trust made by JAMES E. ROBINSON AND KATHRYN B. ROBINSON, TRUSTEES OF THE JAMES E. ROBINSON AND KATHRYN B. ROBINSON REVOCABLE TRUST, UTAD APRIL 22, 1994, as Trustor, Recorded May 16, 2007 as Entry No. 232054 in Book 406 at Page 605 of the Official Records of Beaver County, Utah, given to secure an indebtedness in favor of UTAH INDEPENDENT BANK, by reason of the breach of certain obligations secured thereby.

Notice of Default was recorded March 13, 2013 as Entry No 250752 in Book 472 at Page 690 of said Official Records.  Trustee will sell at a public auction to the highest bidder for cash, payable in lawful money of the United States at the time of sale, without warranty as to title, possession or encumbrances, the following described property at 1200 East, in the City of Beaver, County of Beaver, State of Utah

Beginning at a point on the East right of way line of the North Creek Road 43 feet East from the Southwest corner of Section 14, Township 29 South, Range 7 West, Salt Lake Base and Meridian and running thence East 496.18 feet; thence North 160 feet; thence West 496.18 feet; thence South 160 feet to the point of beginning.

for the purpose of paying obligations secured by said Deed of Trust including fees, charges and expenses of Trustee, advances, if any, under the terms of said Deed, interest thereon and the unpaid principal of the Note secured by said Deed of Trust with interest thereon as in said Note and by law provided.

The sale is subject to a bankruptcy filing, a payoff, a reinstatement or any other condition of which the trustee is not aware that would cause the cancellation of the sale.  If any such condition exists, the sale shall be void, the successful bidder's funds returned and the trustee and current beneficiary shall not be liable to the successful bidder for any damage.

Bidders must tender to the SECURITY TITLE COMPANY OF BEAVER COUNTY, TRUSTEE, a $5,000.00 NON-REFUNDABLE (under any circumstances) deposit as set forth below, at the sale and the balance of the purchase price by 12:00 noon the day following the sale.  All payments must be in the form of a wire transfer, cashier's check or certified funds payable to SECURITY TITLE COMPANY OF BEAVER COUNTY.   Cash payments are not accepted.  A Trustee's Deed will be delivered to the successful bidder within three business days after receipt of the amount bid.
