NOTICE OF TRUSTEE'S SALE

The following described real property will be sold at public auction to the highest bidder, purchase price payable in lawful money of the United States of America at the time of sale, at the south front entrance of the Eighth Judicial District Court, 920 East Hwy 40, Vernal, Utah, on Tuesday, August 15, 2017, at the hour of 11:00 a.m. of that day for the purpose of foreclosing a deed of trust originally executed by Judith A. Fulsebakke, an unmarried woman, in favor of Mortgage Electronic Registration Systems, Inc., as nominee for Mountain America Federal Credit Union, its successors and assigns, covering real property located at approximately 1350 West 150 North, Numbers 17, 18, 19 and 20, Vernal, Uintah County, Utah, and more particularly described as:
UNIT 17, 18, 19, 20 OF PHEASANT GLEN CONDOMINIUMS, ACCORDING TO THE OFFICIAL PLAT THEREOF ON FILE IN THE OFFICE OF THE RECORDER, UINTAH COUNTY, UTAH AS ENTRY NO. 101453 IN BOOK 303 AT PAGE 771.
TOGETHER WITH APPURTENANT UNDIVIDED OWNERSHIP INTEREST IN COMMON AREAS AND FACILITIES, ALL OF WHICH ARE DESCRIBED AND DEFINED AS FILED FOR RECORD AS ENTRY NO. 191572 IN BOOK 304 AT PAGE 71 OF THE OFFICIAL RECORDS OF UINTAH COUNTY, UTAH.
NOW KNOWN AS:  UNIT 17, 18, 19, 20 OF PHEASANT GLEN CONDOMINIUMS, ACCORDING TO THE OFFICIAL PLAT THEREOF ON FILE IN THE OFFICE OF THE RECORDER, UINTAH COUNTY, UTAH, AMENDED JULY 19, 2006, AS ENTRY NO. 2006006835, IN BOOK 984, AT PAGE 400.
TOGETHER WITH APPURTENANT UNDIVIDED OWNERSHIP INTEREST IN COMMON AREAS AND FACILITIES, ALL OF WHICH ARE DESCRIBED AND DEFINED AS FILED FOR RECORD AS ENTRY NO. 191572 IN BOOK 304 AT PAGE 71 OF THE OFFICIAL RECORDS OF UINTAH COUNTY, UTAH. 05-007-0217, 05-007-0218, 05-007-0219 and 05-007-0220
The current beneficiary of the trust deed is Mountain America Federal Credit Union, and the record owner of the property as of the recording of the notice of default is Bluebird Hill, LLC. The trustee\'s sale of the aforedescribed real property will be made without warranty as to title, possession, or encumbrances. Bidders must be prepared to tender a cashier’s check in the amount of $20,000.00 at the sale. The balance of the purchase price must be paid by cashier’s check or wire transfer received by 12:00 noon the following business day. The trustee reserves the right to void the effect of the trustee’s sale after the sale based upon information unknown to the trustee at the time of the sale, such as a bankruptcy filing, a loan reinstatement, or an agreement between the trustor and beneficiary to postpone or cancel the sale. If so voided, the only recourse of the highest bidder is to receive a full refund of the money paid to the trustee. THIS IS AN ATTEMPT TO COLLECT A DEBT.
