NOTICE OF TRUSTEE'S SALE

The following described property will be sold at public auction to the highest bidder, payable in lawful money of the United States at the time of the sale, on the front steps of the Sanpete County Courthouse at 160 North Main Street, Manti, Sanpete County, Utah, on August 3, 2017 at the hour of 12:00 p.m., of said day, for the purpose of foreclosing a Deed of Trust originally executed by Leanne Danner and Glenn O. Danner, as Trustors, in favor of Utah Heritage Credit Union, covering real property located at 130 West 500 South, Mount Pleasant, Utah 84647, and more particularly described as:

The South half of Lot 4, Block 75, Plat “A”, MT. PLEASANT
CITY SURVEY, Sanpete County, State of Utah.

The current beneficiary of the trust deed is Utah Heritage Credit Union and the record owner of the property as of the recording of the notice of default is Leanne Danner and Glenn O. Danner. This Deed of Trust is recorded as Entry Number 198416 in Book 664 at Page 576, records of the Sanpete County Recorder. Bidders must be prepared to tender to the trustee $5,000.00 at the sale and the balance of the purchase price by 12:00 noon the day following the sale. Both payments must be in the form of a cashier’s check or certified funds.

The trustee maintains a bona fide office in the state meeting the requirements of Subsection 57-1-21(1)(b). The hours during which the trustee can be contacted regarding the notice of default are 8:30 a.m. to 5:00 p.m., Monday through Friday, with the exception of legal holidays.
