TRUSTEE\'S SALE
The following described property will be sold at public auction to the highest bidder at the Main Entrance, Scott M. Matheson Courthouse, 450 South State Street, Salt Lake City, Utah, on June 19, 2017, at 10:30 am, for the purpose of foreclosing a deed of trust dated April 14, 2004 and executed by Jason H. Hammond and Debora V. Hammond, as trustors, in favor of Wells Fargo Bank, N.A., covering the following real property purported to be located in Salt Lake County at 461 East 1300 South, Salt Lake City, UT 84115 (the undersigned disclaims liability for any error in the address), and more particularly described as:
Lots 14 and 15, Block 2, LYNDALE SUBDIVISION, according to the official plat thereof on file and of record in the Salt Lake County Recorder\'s Office in Book D at Page 105.
Together with all rights, easements, appurtenances, royalties, mineral rights, oil and gas rights, all water and riparian rights, ditches and water stock, and all existing and future improvements, structures, fixtures, and replacements that may now, or at any time in the future, be part of the real estate described above.

The current beneficiary of the deed of trust is West Coast Servicing, Inc. and the record owner of the property as of the recording of the notice of default is Jason H. Hammond.
The sale is subject to bankruptcy filing, payoff, reinstatement or other circumstance that affects the validity of the sale. If any such circumstance exists, the sale shall be void, the successful bidder’s funds returned, and the trustee and current beneficiary shall not be liable to the successful bidder for any damage.
A $20,000.00 deposit in the form of a bank or credit union cashier\'s check or a bank official check, payable to eTitle Insurance Agency, is required to bid. A successful bidder who fails to tender the full purchase price will forfeit the entire deposit. The successful bidder must tender the deposit at the sale and the balance of the purchase price by 12:00 noon the day following the sale. The balance must be in the form of a wire transfer, bank or credit union cashier’s check, or bank official check payable to eTitle Insurance Agency. A bank or credit union cashier’s check must be pre-printed and clearly state that it is a cashier’s check. A bank official check must be pre-printed and clearly state that it is an official check. Cash payments are not accepted. A trustee’s deed will be delivered to the successful bidder within five business days after receipt of the amount bid.
