NOTICE OF TRUSTEE\'S SALE

The following described property will be sold at public auction to the highest bidder, payable in lawful money of the United States at the time of sale, at the front entrance of the Cache County Courthouse, 135 North 100 West, Logan, Utah on Monday, May 22, 2017, at 11:00 a.m. of said day, for the purpose of foreclosing the Trust Deed, Security Agreement, and Fixture Filing With Assignment of Rents, dated September 23, 2013, executed by PANNONIA HOLDINGS, LLC, a Utah limited liability company, as Trustor, in which BARRY N. JOHNSON attorney was named as Trustee, and KRK HOLDINGS, LLC, a Utah Limited Liability Company, as to an undivided 43.48%, KIRA HOLDINGS, LLC, a Utah Limited Liability Company as to an undivided 44.35% and ROTH HOLDINGS, LLC as to an undivided 12.18% interest were named as Beneficiary (the \"Trust Deed\"). The Trust Deed was filed for recording on September 25, 2013, as Entry No. 1095564, in Book 1786, at Page 58 in the Official Records of Cache County, State of Utah.

Trustee will sell at public auction to the highest bidder without covenant or warranty as to title, express or implied, regarding title, possession, condition or encumbrances, including fees, charges, and expenses of the Trustee and of the trusts created by said Trust Deed, to pay the remaining principal sum of the note secured by said Trust Deed, including delinquent property taxes, the real property situated in Cache County, State of Utah, described as:

Lot 4, Majestic Heights Estates, according to the official plat thereof as recorded in the office of the Cache County Recorder. (Tax ID No. 03-184-0004)

The Trustee is not aware of any bankruptcy filing, payoff, reinstatement or any other condition that would cause the cancellation of the sale. If any such condition exists, the sale shall be void, the successful bidder\'s funds returned, and the Trustee and current beneficiary shall not be liable to the successful bidder for any damage.

The address of the property is purported to be 85 North 400 East, Millville, Cache County, Utah. The undersigned disclaims liability for any error in the address. The current beneficiaries under the Trust Deed are KRK Holdings, LLC, KIRA Holdings, LLC and Roth Holdings, LLC, and the record owner of the property as of the recording of the notice of default is Pannonia Holdings, LLC.

Bidders must be prepared to tender to the Trustee a $5,000.00 cashier\'s check at the sale and a cashier\'s check for the balance of the purchase price within 24 hours after the sale.

THIS NOTICE IS AN ATTEMPT TO COLLECT A DEBT, AND ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE.
