The following described property will be sold at public auction to the highest bidder, payable in lawful money of the United States at the time of sale, at the Utah County Courthouse, 125 North 100 West, Provo, UT 84601, on May 18, 2017, at 12:00 noon of said day, for the purpose of foreclosing a trust deed dated May 26, 2010, and executed by JARED DAVIS AND LACY DAVIS, as Trustors, in favor of MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC. (\"MERS\") SOLELY AS NOMINEE FOR RANLIFE, INC., ITS SUCCESSORS AND ASSIGNS as Beneficiary, which Trust Deed was recorded on May 28, 2010, as Entry No. 44166:2010, in the Official Records of Utah County, State of Utah covering real property purportedly located at 3452 East Ridge Route Road #B10, Eagle Mountain, Utah 84005 in Utah County, Utah, and more particularly described as:
UNIT NO. 10, BUILDING B, WILLOW SPRINGS CONDOMINIUMS, PHASE 1, AN EXPANDABLE UTAH CONDOMINIUM PROJECT, AS THE SAME IS IDENTIFIED IN THE RECORDED SURVEY MAP IN UTAH COUNTY, UTAH, AS ENTRY NO. 65649, AND MAP FILING NO. 8699, (AS SAID RECORD OF SURVEY MAP MAY HAVE HERETOFORE BEEN AMENDED OR SUPPLEMENTED) AND IN THE DECLARATION OF COVENANTS, CONDITIONS AND RESTRICTIONS OF THE WILLOW SPRINGS CONDOMINIUMS, AN EXPANDABLE UTAH CONDOMINIUM PROJECT, RECORDED AUGUST 22, 2000, IN UTAH COUNTY, UTAH AS ENTRY NO. 65650:2000, (AS SAID DECLARATION MAY HAVE HERETOFORE BEEN AMENDED OR SUPPLEMENTED).
TOGETHER WITH THE UNDIVIDED OWNERSHIP INTEREST IN SAID PROJECT\'S COMMON AREAS AS ESTABLISHED IN THE DECLARATION OF COVENANTS, CONDITIONS AND RESTRICTIONS OF THE WILLOW SPRINGS CONDOMINIUMS, AN EXPANDABLE UTAH CONDOMINIUM PROJECT AND ALLOWING FOR PERIODIC ALTERATION BOTH IN THE MAGNITUDE OF SAID UNDIVIDED OWNERSHIP INTEREST AND IN THE COMPOSITION OF THE COMMON AREAS AND FACILITIES TO WHICH SAID INTEREST RELATES. Bidders must tender to the trustee a $20,000.00 deposit at the sale and the balance of the purchase price by 2:00 p.m. the day following the sale. Both the deposit and the balance must be paid to Lincoln Title Insurance Agency in the form of a wire transfer, cashier\'s check or certified funds. Cash payments, personal checks or trust checks are not accepted.
