NOTICE OF TRUSTEE\'S SALE
The following described property will be sold at public auction to the highest bidder at the South Main Entrance, Fourth Judicial District Courthouse, 75 East 80 North, American Fork, Utah, on April 3, 2017, at 9:00 am, for the purpose of foreclosing a deed of trust dated December 26, 2007 and executed by Jonathan L. Storrs, as trustor, in favor of Mortgage Electronic Registration Systems, Inc., as nominee for Taylor, Bean & Whitaker Mortgage Corp., its successors and assigns, covering the following real property purported to be located in Utah County at 3445 Ridge Route #2, Eagle Mountain, UT 84005 (the undersigned disclaims liability for any error in the address), and more particularly described as:
Unit 2, Building W, Phase 4, WILLOW SPRINGS CONDOMINIUMS, as expandable Utah Condominium Project, Eagle Mountain, Utah, as the same is identified in the Recorded Survey Map in Utah County, Utah, as Entry No. 4906 8:2007, and Map Filing No. 12191, (as said Record of Survey Map may have heretofore been Amended or Supplemented) and in the Declaration of Covenants, Conditions, and Restrictions, recorded in Utah County, Utah as Entry No. 65650;2000 (as said Declaration may have heretofore been Amended of Supplemented.)
Together with the undivided interest in said Project\'s Common Areas as established in the Declaration of Covenants, Conditions, and Restrictions and allowing for periodic alteration both in the magnitude of said undivided interest and in the composition of the Common Areas and Facilities to which said interest relates.
More correctly described as:
Unit 2, Building W, Phase 4, WILLOW SPRINGS CONDOMINIUMS, as expandable Utah Condominium Project, Eagle Mountain, Utah, as the same is identified in the Recorded Survey Map in Utah County, Utah, as Entry No. 49068:2007, and Map Filing No. 12191, (as said Record of Survey Map may have heretofore been Amended or Supplemented) and in the Declaration of Covenants, Conditions, and Restrictions, recorded in Utah County, Utah as Entry No. 65650:2000 (as said Declaration may have heretofore been Amended or Supplemented.)
Together with the undivided ownership interest in said Project\'s Common Areas as established in the Declaration of Covenants, Conditions, and Restrictions and allowing for periodic alteration both in the magnitude of said undivided interest and in the composition of the Common Areas and Facilities to which said interest relates.
Together with all the improvements now or hereafter erected on the property, and all easements, appurtenances, and fixtures now or hereafter a part of the property.

The current beneficiary of the deed of trust is Nationstar Mortgage LLC and the record owner of the property as of the recording of the notice of default is Jonathan L. Storss.
The sale is subject to bankruptcy filing, payoff, reinstatement or other circumstance that affects the validity of the sale. If any such circumstance exists, the sale shall be void, the successful bidder’s funds returned, and the trustee and current beneficiary shall not be liable to the successful bidder for any damage.
A $20,000.00 deposit in the form of a bank or credit union cashier\'s check or a bank official check, payable to eTitle Insurance Agency, is required to bid. A successful bidder who fails to tender the full purchase price will forfeit the entire deposit. The successful bidder must tender the deposit at the sale and the balance of the purchase price by 12:00 noon the day following the sale. The balance must be in the form of a wire transfer, bank or credit union cashier’s check, or bank official check payable to eTitle Insurance Agency. A bank or credit union cashier’s check must be pre-printed and clearly state that it is a cashier’s check. A bank official check must be pre-printed and clearly state that it is an official check. Cash payments are not accepted. A trustee’s deed will be delivered to the successful bidder within five business days after receipt of the amount bid.
