The following described property will be sold at public auction to the highest bidder, payable in lawful money of the United States at the time of sale, at the Scott M. Matheson Courthouse, 450 South State, Salt Lake City, Utah, on April 19, 2017, at 2:00 p.m. of said day, for the purpose of foreclosing a trust deed dated August 26, 2015, and executed by CHANSE CHECKETTS AND VICTORIA KEITH, HUSBAND AND WIFE, AS JOINT TENANTS, as Trustors, in favor of MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC. (\"MERS\") SOLELY AS NOMINEE FOR ACADEMY MORTGAGE CORPORATION, ITS SUCCESSORS AND ASSIGNS as Beneficiary, which Trust Deed was recorded on August 27, 2015, as Entry No. 12121536, in Book 10356, at Page 5357, in the Official Records of Salt Lake County, State of Utah covering real property purportedly located at 6067 West Lodestone Avenue, Salt Lake City, Utah 84118 in Salt Lake County, Utah, and more particularly described as:
LOT 367, COPPER CITY 1 PLAT E, ACCORDING TO THE OFFICIAL PLAT THEREOF, ON FILE AND OF RECORD IN THE OFFICE OF THE RECORDER OF SALT LAKE COUNTY, STATE OF UTAH, FILED FOR RECORD AS ENTRY NO. 3495110 IN BOOK 80-10 AT PAGE 180 OF OFFICIAL RECORDS. Tax ID: 20-14-333-006
The current Beneficiary of the trust deed is UTAH HOUSING CORPORATION, and the record owners of the property as of the recording of the Notice of Default are CHANSE CHECKETTS AND VICTORIA KEITH, HUSBAND AND WIFE, AS JOINT TENANTS.
Bidders must tender to the trustee a $20,000.00 deposit at the sale and the balance of the purchase price by 2:00 p.m. the day following the sale. Both the deposit and the balance must be paid to Lincoln Title Insurance Agency in the form of a wire transfer, cashier\'s check or certified funds. Cash payments, personal checks or trust checks are not accepted.
