NOTICE OF TRUSTEE\'S SALE
The following described real property will be sold at public auction to the highest bidder, purchase price payable in lawful money of the United States of America at the time of sale, at the east main entrance of the Utah County Courthouse, a/k/a Fourth Judicial District Center, 125 North 100 West, Provo, Utah, on Friday, April 14, 2017, at the hour of 11:00 a.m. of that day for the purpose of foreclosing a deed of trust originally executed by Stephen R. Olsen and Terry Ann H. Olsen, in favor of Washington Mutual Bank fsb, a federal association, covering real property located at approximately 8962 North Silver Lake Drive, Cedar Hills, Utah County, Utah, and more particularly described as:
LOT 61, PLAT “A”, CANYON HEIGHTS AT CEDAR HILLS, PLANNED RESIDENTIAL DEVELOPMENT, CEDAR HILLS, UTAH, ACCORDING TO THE OFFICIAL PLAT THEREOF, RECORDED IN THE OFFICE OF THE UTAH COUNTY RECORDER, STATE OF UTAH.
LESS AND EXCEPTING THEREFROM:
COMMENCING AT THE SOUTHEAST CORNER OF LOT 61, OF CANYON HEIGHTS AT CEDAR HILLS PLAT \"A\", AS RECORDED IN THE OFFICE OF THE UTAH COUNTY RECORDER: THENCE SOUTH 62°42\'54\" WEST ALONG THE SOUTHERLY BOUNDARY LINE OF LOT 61, A DISTANCE OF 10.25 FEET; THENCE NORTH 27°03\'18\" WEST A DISTANCE OF 125.00 FEET; THENCE NORTH 62°42\'54\" EAST ALONG THE NORTHERLY BOUNDARY LINE OF LOT 61, A DISTANCE OF 9.59 FEET TO THE NORTHEAST CORNER OF LOT 61; THENCE SOUTH 27°21\'30\" EAST ALONG THE EASTERLY BOUNDARY LINE OF LOT 61, A DISTANCE OF 125.00 FEET TO THE POINT OF BEGINNING. 36-840-0093
The current beneficiary of the trust deed is JPMorgan Chase Bank, National Association, and the record owner of the property as of the recording of the notice of default is Stephen R. Olsen and Terry Ann Olsen. The trustee\'s sale of the aforedescribed real property will be made without warranty as to title, possession, or encumbrances. Bidders must be prepared to tender a cashier’s check in the amount of $20,000.00 at the sale. The balance of the purchase price must be paid by cashier’s check or wire transfer received by 12:00 noon the following business day. The trustee reserves the right to void the effect of the trustee’s sale after the sale based upon information unknown to the trustee at the time of the sale, such as a bankruptcy filing, a loan reinstatement, or an agreement between the trustor and beneficiary to postpone or cancel the sale. If so voided, the only recourse of the highest bidder is to receive a full refund of the money paid to the trustee. THIS IS AN ATTEMPT TO COLLECT A DEBT.
