TAVENNER AND JANILEE TAVENNER, HUSBAND AND WIFE, AS JOINT TENANTS, as Beneficiary, recorded March 30, 2016, as Entry No. 392772 in Book 712 at Page 309, covering the following real property purported to be located in Sevier County at 310 W 500 S, Utah 84701 (the undersigned disclaims liability for any error in the address), and more particularly described as:
Beginning at the Southeast corner of Lot 1, Block 6, Plat ‘A’, RICHFIELD CITY SURVEY; thence North 89^33’26” West along the South line of Lot 1, 109.67 feet; thence North 00^‘21’54” East 122.43 feet; thence South 89^‘35’43” East 109.63 feet to the East line of Lot 1; thence South 00^‘20’51” West along the East line of Lot 1, 122.50 feet to the point of beginning. 1-17-32
TOGETHER WITH all the improvements now or hereafter erected on the property, and all easements, appurtenances, and fixtures which now or hereafter are a part of the property. All replacements and additions shall also be covered by this Security Instrument. All of the foregoing is referred to in this Security Instrument as the “Property.”
The sale is subject to a bankruptcy filing, a payoff, a reinstatement or any other condition of which the Trustee is not aware that would cause the cancellation of the sale. If any such condition exists, the sale shall be void, the successful bidder’s funds returned and the trustee and current beneficiary shall not be liable to the successful bidder for any damage.
Bidders must tender to the Trustee a $5,000.00 deposit at the sale and the balance of the purchase price by 12:00 noon the day following the sale. Both the deposit and the balance must be in the form of a wire transfer, cashier’s check, Bank Official Check, U.S. Postal Money Order or certified funds payable to UTAH TITLE AND ABSTRACT COMPANY OF CENTRAL UTAH, as Trustee.
