The Trust Deed was filed for recording on April 7, 2015 as Entry No. 410792, in Book 1126, at Page 1777 in the Official Records of Wasatch County, State of Utah and modified by that certain TRUST DEED MODIFICATION dated May 7, 2015 and recorded on May 7, 2015 as Entry No. 411751, in Book 1129, at Page 902 in the Official Records of Wasatch County, State of Utah.
Trustee will sell at public auction to the highest bidder without covenant or warranty as to title, express or implied, regarding title, possession, condition or encumbrances, including fees, charges, and expenses of the Trustee and of the trusts created by said Trust Deed, to pay the remaining principal sum of the note secured by said Trust Deed, including delinquent property taxes, the real property situated in Wasatch County, State of Utah, described as:

Beginning at a point South 0°04’10” West 660.00 feet along the Section line from the Northeast corner of Section 15, Township 3 South, Range 6 East, Salt Lake Base and Meridian; and running thence North 89°17’40” West 1357.98 feet; thence South 660.00 feet; thence South 89°17’40” East 1357.18 feet; thence North 0°04’10” East 660.66 feet to the place of beginning.
Beginning at the Southwest corner of Section 11, Township 3 South, Range 6 East, Salt Lake Base and Meridian; and running thence North 00°02’15” East 682.50 feet; thence South 89°45’10” East 664.36 feet; thence South 00°38’40” West 682.51 feet; thence North 89°45’10” West 657.13 feet to the place of beginning.
The Trustee is not aware of any bankruptcy filing, payoff, reinstatement or any other condition that would cause the cancellation of the sale. If any such condition exists, the sale shall be void, the successful bidder’s funds returned, and the Trustee and current beneficiary shall not be liable to the successful bidder for any damage.
The address of the property is purported to be vacant land, Wasatch County, Utah. The undersigned disclaims liability for any error in the address. The current beneficiary under the Trust Deed is Randy L. Snarr, and the record owner of the property as of the recording of the notice of default is Investment Alternatives, Inc. as to an 80% interest and Michele L. Varanese as to a 20% interest.
Bidders must be prepared to tender to the Trustee a $5,000.00 cashier’s check at the sale and a cashier’s check for the balance of the purchase price within 24 hours after the sale.
