~The following described real property will be sold at public auction to the highest bidder, purchase price payable in lawful money of the United States of America at the time of sale, at the east main entrance of the Utah County Courthouse, a/k/a Fourth Judicial District Center, 125 North 100 West, Provo, Utah, on Thursday, April 6, 2017, at the hour of 11:00 a.m. of that day for the purpose of foreclosing a deed of trust originally executed by Aaron D. Rasmussen, in favor of Mortgage Electronic Registration Systems, Inc., as nominee for GMAC Mortgage, LLC f/k/a GMAC Mortgage Corporation, its successors and assigns, covering real property located at approximately 1533 North Fitzgerald Lane, Lehi, Utah County, Utah, and more particularly described as:
LOT 10 OF SPRING HEIGHTS PLAT \"A\", A PLANNED URBAN DEVELOPMENT, LEHI, UTAH, AS THE SAME IS IDENTIFIED IN THE RECORDED SURVEY MAP IN UTAH COUNTY, UTAH, AS ENTRY NO. 111652:2003 AND MAP FILING NO. 10084-113 (AS SAID RECORD OF SURVEY MAP MAY HAVE HERETOFORE BEEN AMENDED OR SUPPLEMENTED) AND IN THE MASTER DECLARATION OF PROTECTIVE COVENANTS, CONDITIONS, EASEMENTS, RESERVATIONS AND RESTRICTIONS RECORDED IN UTAH COUNTY, UTAH, AS ENTRY NO. 111653:2003 OF OFFICIAL RECORDS (AS SAID MASTER DECLARATION MAY HAVE HERETOFORE BEEN AMENDED OR SUPPLEMENTED).
TOGETHER WITH THE UNDIVIDED OWNERSHIP INTEREST IN SAID PROJECT\'S COMMON AREAS AS ESTABLISHED IN THE MASTER DECLARATION AND ALLOWING FOR PERIODICAL ALTERATION BOTH IN THE MAGNITUDE OF SAID UNDIVIDED OWNERSHIP INTEREST AND IN THE COMPOSITION OF THE COMMON AREAS AND FACILITIES TO WHICH SAID INTEREST RELATES. 52-982-0010
~The current beneficiary of the trust deed is 21ST MORTGAGE CORPORATION, and the record owner of the property as of the recording of the notice of default is Aaron Rasmussen. The trustee\'s sale of the aforedescribed real property will be made without warranty as to title, possession, or encumbrances. Bidders must be prepared to tender a cashier’s check in the amount of $20,000.00 at the sale. The balance of the purchase price must be paid by cashier’s check or wire transfer received by 12:00 noon the following business day. The trustee reserves the right to void the effect of the trustee’s sale after the sale based upon information unknown to the trustee at the time of the sale, such as a bankruptcy filing, a loan reinstatement, or an agreement between the trustor and beneficiary to postpone or cancel the sale. If so voided, the only recourse of the highest bidder is to receive a full refund of the money paid to the trustee. THIS IS AN ATTEMPT TO COLLECT A DEBT.
