The following described property will be sold at public auction to the highest bidder at the South Main Entrance, Fourth Judicial District Courthouse, 75 East 80 North, American Fork, Utah, on April 3, 2017, at 9:00 am, for the purpose of foreclosing a deed of trust dated July 1, 2006 and executed by Chris E. Hansen and Nicole Hansen, as trustors, in favor of Mortgage Electronic Registration Systems, Inc., as nominee for Encore Credit Corporation, its successors and assigns, covering the following real property purported to be located in Utah County at 351 East 400 North, Lindon, UT 84042 (the undersigned disclaims liability for any error in the address), and more particularly described as:

Commencing 250.80 feet North and North 88 3/4° West 292.16 feet from the Southeast corner of the Northeast Quarter of Northwest Quarter of Section 34, Township 5 South, Range 2 East, Salt Lake Base and Meridian; thence North 88 3/4° West 92.51 feet; thence North 250.80 feet; thence South 88 3/4° East 92.51 feet; thence South 255.42 feet to point of beginning.

The current beneficiary of the deed of trust is U.S. Bank National Association, as trustee, on behalf of the holders of the Credit Suisse First Boston Mortgage Securities Corp. Home Equity Pass Through Certificates, Series, 2006-8 and the record owners of the property as of the recording of the notice of default are Chris E. Hansen and Nicole Hansen.

The sale is subject to bankruptcy filing, payoff, reinstatement or other circumstance that affects the validity of the sale. If any such circumstance exists, the sale shall be void, the successful bidder’s funds returned, and the trustee and current beneficiary shall not be liable to the successful bidder for any damage.

A $20,000.00 deposit in the form of a bank or credit union cashier's check or a bank official check, payable to eTitle Insurance Agency, is required to bid. A successful bidder who fails to tender the full purchase price will forfeit the entire deposit.
