The following described real property will be sold at public auction to the highest bidder, purchase price payable in lawful money of the United States at the time of sale, at the south front entrance of the Eighth Judicial District Court, Uintah County Courthouse, 920 East Hwy 40, Vernal, Utah on the 24th, day of March, 2017 at the hour of 11:00 a.m., of that day, for the purpose of foreclosing the Trust Deed originally executed by Matthew Hainline and Genevive Hainline, in favor of Alan B White and Janice K. White, Trustees of the Alan B. White Trust, as Beneficiaries, covering real property located at approximately 405 North 6500 East, Ft. Duchesne, Uintah County, Utah, more particularly described as follows, to-wit:
Beginning at the East quarter corner of Section 16, Township 2 South, Range 1 East, Uintah Special Base and Meridian; and running thence South along the East section line 208.71 feet; thence West 417.42 feet; thence South 208.71 feet; thence East 417.42 feet more or less to the East Section line; thence South 220.68 feet along the East Section line; thence West 60 rods; thence North 638.10 feet to the East-West quarter Section line; thence East along the East-West quarter .Section line 60 rods, more or less to the point of beginning.
The current beneficiaries of the Trust Deed are Alan B White and Janice K. White, Trustees of the Alan B White Trust and the record owner of the property as of the recording of the Notice of Default is Matthew Hainline and Genevive Hainline. The Trustee\'s sale of the aforedescribed real property will be made without warranty as to title, possession, or encumbrances. Bidders must be prepared to tender a cashier\'s check in the amount of $20,000.00 at the sale. The balance of the purchase price must be paid by cashier\'s check or wire transfer received by 12:00 noon the following business day. The trustee reserves the right to void the effect of the trustee\'s sale after the sale based upon information unknown to the trustee at the time of the sale, such as bankruptcy filing, a loan reinstatement, or an agreement between trustor and beneficiary to postpone or cancel the sale. If so voided, the only recourse of the highest bidder is to receive a full refund of the money paid to the trustee. THIS IS AN ATTEMPT TO COLLECT A DEBT.
