The following described real property will be sold at public auction to the highest bidder, purchase price payable in lawful money of the United States of America at the time of sale, at the main public entrance to the Wasatch County Courthouse, a/k/a Fourth Judicial District, 1361 S. Hwy 40, Heber City, Utah, on Monday, March 26, 2012, at the hour of 1:30 p.m. of that day for the purpose of foreclosing a deed of trust originally executed by Tonna S. Stubbs, in favor of Mortgage Electronic Registration Systems, Inc., solely as nominee for lender, its successors and/or assigns, covering real property located at approximately 1261 Valley Ridge Road, Heber City, Wasatch County, Utah, and more particularly described as:
LOT 9, VALLEY HILLS ESTATES, PLAT “G”, ACCORDING TO THE OFFICIAL PLAT THEREOF, RECORDS OF WASATCH COUNTY, STATE OF UTAH. 00-0014-6030
The current beneficiary of the trust deed is Wells Fargo Bank, National Association as Trustee for the Certificateholders of Structured Asset Mortgage Investments II Inc. Trust 2007-AR4, Mortgage Pass-Through Certificates, Series 2007-AR-4, and the record owner of the property as of the recording of the notice of default is Tonna S. Stubbs. The trustee\'s sale of the aforedescribed real property will be made without warranty as to title, possession, or encumbrances. Bidders must be prepared to tender $5,000.00 in certified funds at the sale and the balance of the purchase price in certified funds by 10:00 a.m. the following business day. The trustee reserves the right to void the effect of the trustee’s sale after the sale based upon information unknown to the trustee at the time of the sale, such as a bankruptcy filing, a loan reinstatement, or an agreement between the trustor and beneficiary to postpone or cancel the sale.
