The following described real property will be sold at public auction to the highest bidder, purchase price payable in lawful money of the United States of America at the time of sale, at the main public entrance to the Wasatch County Courthouse, a/k/a Fourth Judicial District Court, 1361 S. Hwy 40, Heber City, Utah, on Wednesday, March 28, 2012, at the hour of 1:30 p.m. of that day, for the purpose of foreclosing a deed of trust originally executed by Pamela K. Stewart, Trustor, in favor of TP-Ledges, LLC, a Utah Limited Liability Company, as beneficiary, covering real property located at the street address, purported to be approximately 1120 North 1750 West, Heber City, Wasatch County, Utah, 84032 and more particularly described as:

BEGINNING AT A POINT 1.50 CHAINS SOUTH AND 31.33 CHAINS NORTH 8912\' WEST AND 30.50 CHAINS NORTH 048\' EAST FROM THE SOUTHEAST CORNER OF THE NORTHEAST QUARTER OF SECTION 36, TOWNSHIP 3 SOUTH, RANGE 4 EAST, SALT LAKE BASE AND MERIDIAN, AND RUNNING THENCE NORTH 8912\' WEST 5.85 CHAINS TO THE CENTER LINE OF A STREET; THENCE NORTH 048\' EAST ALONG THE CENTER LINE OF SAID STREET, 10.50 CHAINS; THENCE SOUTH 8912\' EAST 5.85 CHAINS, THENCE SOUTH 048\' WEST 10.50 CHAINS TO THE PLACE OF BEGINNING.

Estimated Total Debt, comprised of unpaid principle, interest and late charges, as of March 31, 2012 is $118,768.88, not including Trustee\'s fees and costs of sale. The undersigned Trustee disclaims any liability for any incorrectness of the street address and other common designation, if any, shown herein. Said sale will be made without covenant or warranty, express or implied, regarding title, possession, condition or encumbrances, including fees, charges and expenses of the Trustee and of the trust created by said Deed of Trust, to pay the outstanding sums due under the note secured by said Deed of Trust.
The current beneficiary of the trust deed is Ronald R. Ivie, and the record owner of the property as of the recording of the notice of default is Pamela K. Stewart. Bidders must be prepared to tender $5,000.00 in certified funds at the sale and the balance of the purchase price in certified funds by 11:30 a.m. the following business day. Both the deposit and the balance must be in the form of a wire transfer, cashier\'s check or certified funds payable to Arron F. Jepson, Trustee. Cash payments are not accepted.
The trustee reserves the right to void the effect of the trustee\'s sale after the sale based upon information unknown to the trustee at the time of the sale, such as a bankruptcy filing, a loan reinstatement, or an agreement between the trustor and beneficiary to postpone or cancel the sale. If so voided, the only recourse of the highest bidder is to
receive a full refund of the money paid to the trustee. THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE.
