NOTICE

NOTICE is hereby given that the WASATCH COUNTY PLANNING COMMISSION will hold a Public Hearing on March 8, 2012 at 7:00 p.m. in the Wasatch County Council Chambers, located at 25 North Main Street, Heber City, to consider the following items:
1. A request by Soldier Creek Estates Home Owners Association for an amendment to Plat A of the Soldier Creek Estates Subdivision. The request is to vacate the common area shown on the recorded plat between lots 5 and 6 and incorporate the common area into the adjacent lots. The request is located in Section 32, Township 3 South, Range 10 West in the P-160 zone. This item was continued from the January 12, 2012 Meeting. *Recommendation by the Planning Commission on this item will be considered by the County Council as the Land Use Authority, at a Public Hearing on March 21, 2012.
2. Paul Berg, agent for David Nelson, is requesting a conditional use permit for transient lodging on a property located at 6300 East 1200 South. The request is for a structure to be used for family reunions and other transient lodging uses as allowed in 16.21.44 of the Wasatch County Code. The property contains 17.48 acres and is in the RA-1 zoning district in Section 6, Township 4 South, Range 6 East.
3. Paul Watson, agent for Mark 25 LLC., is requesting a plat amendment for Iroquois phase 2 amended. The request is to change the plat from a condominium plat to a townhouse plat. The proposal does not change the density, architecture or any previous approvals. The proposal is located at approximately 13991 N. Council Fire Trail in Section 6, Township 2 South, Range 5 East in the JBOZ (Jordanelle Basin Overlay Zone). *Recommendation by the Planning Commission on this item will be considered by the County Council as the Land Use Authority, at a Public Hearing on March 21, 2012.
4. Scott Wright, representative for the Heber Valley Special Service District, is requesting a conditional use permit for an expansion to the sewer treatment plant. The request is to add additional settlement ponds as well as mechanical structures and several buildings. The request is located at 1000 East Main Street in Section 2, Township 4 South, Range 4 East in the PF (Public Facilities) Zone.
5. Scott Wright, representative for the Heber Valley Special Service district, is requesting a temporary use permit as allowed in section 16.24 of the Wasatch County code. The temporary use requested is to allow rock crushing on the site of the sewer treatment plant during the expansion of the plant. The temporary crushing use would allow the contractor to use materials excavated on site in the expansion of the treatment plant and not be required to transport the material off-site. The request is located at 1000 East Main Street in Section 2, Township 4 South, Range 4 East in the PF (Public Facilities) Zone.
6. A Public hearing to consider vacating a public road that is referred to as the “Little Deer Creek Road”. The Little Deer Creek Road follows the creek south of Cascade Springs to Provo Canyon west of the Deer Creek dam. The proposal is to vacate an approximately 1.5 mile section of the road that runs through private property. The proposal is located in Section 6, Township 5 South, Range 3 East in the P-160 zone. *Recommendation by the Planning Commission on this item will be considered by the County Council as the Land Use Authority, at a Public Hearing on March 21, 2012.

A briefing will be held in the Council Chambers at 6:15 p.m. to review the evening’s issues. This briefing will be for discussion purposes only between the Planning Staff and the Planning Commission.
