NOTICE OF TRUSTEE'S SALE

The following described real property will be sold at public auction to the highest bidder, purchase price payable in lawful money of the United States of America at the time of sale, 111 at the south front entrance of the Eighth Judicial District Court, 920 East Hwy 40, Vernal, Utah, on Monday, March 26, 2012, at the hour of 11:00 a.m. of that day for the purpose of foreclosing a deed of trust originally executed by James A. Gress, in favor of Washington Mutual Bank, FA, covering real property located at approximately 162 and 174 East 1500 South, Vernal, Uintah County, Utah, and more particularly described as:
BEGINNING AT A POINT ON THE SECTION LINE 880 FEET EAST OF THE NORTH QUARTER CORNER OF SECTION 35, TOWNSHIP 4 SOUTH, RANGE 21 EAST, SALT LAKE BASE AND MERIDIAN; AND RUNNING THENCE SOUTH PARALLEL TO THE QUARTER LINE 200 FEET; THENCE EAST PARALLEL TO THE SECTION LINE TO THE NORTH 120 FEET; THENCE NORTH PARALLEL TO THE QUARTER LINE 200 FEET TO THE SECTION LINE; THENCE WEST ALONG THE SECTION LINE 120 FEET TO THE PLACE OF BEGINNING.
ALSO: BEGINNING AT A POINT 771 FEET EAST AND 200 FEET SOUTH OF THE NORTH QUARTER CORNER OF SECTION 35, TOWNSHIP 4 SOUTH, RANGE 21 EAST, SALT LAKE MERIDIAN; THENCE EAST 229 FEET; THENCE SOUTH 65 FEET; THENCE WEST 229 FEET; THENCE NORTH 65 FEET TO THE POINT OF BEGINNING. 05-106-0006 and 05-106-0009
The current beneficiary of the trust deed is JPMorgan Chase Bank, National Association, and the record owner of the property as of the recording of the notice of default is James A. Gress. The trustee\'s sale of the aforedescribed real property will be made without warranty as to title, possession, or encumbrances. Bidders must be prepared to tender $5,000.00 in certified funds at the sale and the balance of the purchase price in certified funds by 10:00 a.m. the following business day. The trustee reserves the right to void the effect of the trustee’s sale after the sale based upon information unknown to the trustee at the time of the sale, such as a bankruptcy filing, a loan reinstatement, or an agreement between the trustor and beneficiary to postpone or cancel the sale. If so voided, the only recourse of the highest bidder is to receive a full refund of the money paid to the trustee. THIS IS AN ATTEMPT TO COLLECT A DEBT.
