NOTICE OF TRUSTEE\'S SALE
The following described property will be sold at public auction to the highest bidder on March 19, 2012 at 2:45 p.m. at the Main Entrance to the CACHE County Courthouse, 135 North 100 West, #6, Logan, UT 84321, in the County of CACHE by BRYAN W. CANNON, as Successor Trustee, and MTGLQ Investors, L.P., current Beneficiary, under the Deed of Trust dated December 28, 2006, made by ADAN CLAVEL AND YOLANDA MUNGUIA, as Trustor recorded December 29, 2006 as Entry No. 933904 in Book 1442 at page 1228 of official records of CACHE county, given to secure indebtedness in favor of MTGLQ Investors, L.P. by reason of certain obligations secured thereby.
Notice of Default was recorded December 12, 2011 as Entry No. 1003566 of said official records.
Trustee will sell at public auction to the highest bidder payable in lawful money of the United States, without warranty as to title, possession or encumbrances. Bidders must be prepared to tender the purchase price in the amount bid within 24 hours of the sale by cashiers check.

This sale is for the purpose of paying obligations secured by said Deed of Trust including fees, charges and expenses of Trustee, advances, if any, under the terms of said Deed of Trust, interest thereon and the unpaid principal of the note secured by said Deed of Trust with interest thereon as in said note and by law provided.
Bidders must tender to the trustee a $5,000.00 deposit at the sale and the balance of the purchase price by 12:00 noon the day following the sale. The deposit must be in the form of a bank or credit union cashier\'s check or bank official check payable to Cannon Law Associates. The balance must be in the form of a wire transfer, bank or credit union cashier\'s check, bank official check or U.S. Postal money order payable to Bryan W. Cannon and Associates. Cash payments are not accepted. A trustee\'s deed will be delivered to the successful bidder within three business days after receipt of the amount bid.
