NOTICE OF TRUSTEE 'S SALE The following described property will be sold at public auction to the highest bidder at the Main Entrance, Morgan County Courthouse, 48 West Young Street, Morgan, Utah, on March 20, 2012, at 11:30 a.m. of said day, for the purpose of foreclosing a trust deed originally executed on June 4, 2010 by Shane E. Crowton and Shelena M. Crowton, as trustors, in favor of USAA Federal Savings Bank, covering the following real property purported to be located in Morgan County at 6304 North Willow Creek Road, Mountain Green, UT 84050 (the undersigned disclaims liability for any error in the address), and more particularly described as: All of Lot 103, COTTONWOOD HILLS, a planned unit development, P.U.D, according to the official plat thereof on file and of record in the office of the Morgan County Recorder. Together with all rights, easements, appurtenances, royalties, mineral rights, oil and gas rights, all water and riparian rights, ditches and water stock, and all existing and future improvements, structures, fixtures, and replacements that may now, or at any time in the future, be part of the real estate described above. Crowton. The sale is subject to bankruptcy filing, payoff, reinstatement or any other circumstance that would affect the validity of the sale. If any such circumstance exists, the sale shall be void, the successful bidder 's funds returned and the trustee and current beneficiary shall not be liable to the successful bidder for any damage. Bidders must tender to the trustee a $20,000.00 deposit at the sale and the balance of the purchase price by 12:00 noon the day following the sale.
