NOTICE OF TRUSTEE’S SALE
The following described real property will be sold at public auction to the highest bidder, payable in lawful money of the United States at the time of sale, at the north front steps of the Davis County Courthouse, located at 805 South Main Street, Bountiful, Davis County, State of Utah, on the 19th day of March, 2012, at the hour of 11:00 a.m. of said date, for the purpose of foreclosing a Trust Deed executed by ARON ENGBERG and MARJA ENGBERG, husband and wife, as Trustors, in favor of GEORGE HADDAD and SAMIRA HADDAD, TRUSTEES OF THE GEORGE HADDAD AND SAMIRA HADDAD FAMILY TRUST DATED FEBRUARY 15, 2001 as Beneficiaries covering real property located at 408 E Greystone Drive, Farmington, Utah 84025, particularly described as follows:
ALL OF LOT 306, MOUNTAIN SIDE SUBDIVISION PLAT F ACCORDING TO THE OFFICIAL PLAT THEREOF RECORDED IN THE OFFICE OF THE DAVIS COUNTY RECORDER.

The Trust Deed was recorded on May 3, 2006, as Entry Number 2165427 in Book 4026 at Page 746-751 of official record of Davis County Recorder, State of Utah.
The Current Beneficiary of the Trust Deed is GEORGE HADDAD and SAMIRA HADDAD, TRUSTEES OF THE GEORGE HADDAD AND SAMIRA HADDAD FAMILY TRUST DATED FEBRUARY 15, 2001. The record names of the property owners as of the date of recording this Notice of Default are ARON ENGBERG and MARJA ENGBERG, husband and wife.
Bidders must be prepared to tender to the Trustee FIVE THOUSAND DOLLARS ($5,000.00) at the sale and the balance of the purchase price by 12:00 noon the day following the sale. Both payments must be in the form of a cashier’s check or certified funds.
The Successor Trustee maintains a bonafide office in the State meeting the requirements of Subsection 57-1-21(1)(b). The Trustee’s Sale of the aforesaid real property will be made without warranty as to title, possession or encumbrances. The Successor Trustee reserves the right to void the Trustee Sale subsequent to the sale based upon information unknown at the time of the sale. If so voided, the only recourse of the highest bidder is to receive a full refund of the money paid to the Trustee.
