The following described property will be sold at public auction to the highest bidder, payable in lawful money of the United States at the time of the sale, ìat the South Main Entrance, Hall of Justice, 206 West Tabernacle, St. George, Utah î, on 3/6/2012 at 10:00 AM on said day, for the purpose of foreclosing a trust deed dated 8/18/2006, and executed by Pasqual Diaz and Adelina Diaz, as Trustors in favor of Ronald L. Goodwin and Myrna P. Godwin, Trustees of The Ronald L Godwin Trust, under agreement dated May 24, 1996, as Beneficiary, covering the following real property located in Washington County: PARCEL 1: BEGINNING at a point South 0*20'27 East 92.50 feet along the Lot line and North 89*30' East 73.50 feet from the Northwest Corner of Lot 2F, Riverbend Estates Plat B, a Subdivision located in Section 27, Township 42 South, Range 15 West, Salt Lake Base and Meridian, and running thence North 89*30' East 95.50 feet; thence South 0*20'27 East 92.50 to a point on the South line of said Lot 2F; thence South 89*30' West 95.50 feet along the South line of said Lot 2F; thence North 0*20'27 West 92.50 feet, to the point of beginning. PARCEL 2: A 25.00 foot Easement for ingress and egress, as created by Quit Claim Deed, recorded July 3, 1986, as Entry No. 297371, in Book 417 at Pages 960 - 961, Official Washington County Records, which is more particularly described as follows: BEGINNING at a point North 89*30' East 144.00 feet along the Lot line from the Northwest Corner of Lot 2F, Riverbend Estates Plat B, a Subdivision located in Section 27, Township 42 South, Range 15 West, Salt Lake Base and Meridian, and running thence North 89*30' East 25.00 feet; thence South 0*20'27 East 105.00 feet; thence South 89*30' West 159.00 feet; thence North 0*20'27 West 25.00 feet; thence North 89*30' East 134.00 feet; thence North 0*20'27 West 80.00 feet, to the point of beginning. Together with all the improvements now or hereafter erected on the property, and all easements, appurtenances, and fixtures now or hereafter a part of the property. Tax Parcel No.: SG-RBE-B-2-F-D-1

The address of the property is purported to be 2682 E 50 S, St. George, Utah 84790. The undersigned disclaims liability for any error in the address. The current Beneficiary of the Trust Deed is Ronald L. Goodwin and Myrna P. Godwin, Trustees of The Ronald L Godwin Trust, under agreement dated May 24, 1996, and the record of owners of the property as of the recording of the notice of default is reported to be Pasqual Diaz and Adelina Diaz.
