The following described real property will be sold at public auction to the highest bidder, purchase price payable in lawful money of the United States of America at the time of sale, at the south main foyer of the Second Judicial District Courthouse, 48 West Young Street, Morgan, Utah, on Wednesday, March 14, 2012, at the hour of 2:00 p.m. of that day for the purpose of foreclosing a deed of trust originally executed by Michael L. Jensen and Jennifer N. Jensen, in favor of Mortgage Electronic Registration Systems, Inc., as nominee for Aegis Wholesale Corporation, its successors and assigns, covering real property located at approximately 1080 East Mahogany Ridge Road, Morgan, Morgan County, Utah, and more particularly described as:
LOT 19, MAHOGANY RIDGE SUBDIVISION, PHASE 2, ACCORDING TO THE OFFICIAL PLAT THEREOF ON FILE AND OF RECORD IN THE MORGAN COUNTY RECORDER’S OFFICE 00-0064-5662 / 06-MRIDG2-19
The current beneficiary of the trust deed is Citibank, N.A., as Trustee for the Certificateholders of Structured Asset Mortgage Investments II Trust 2007-AR3 Mortgage Pass-Through Certificates, Series 2007-AR3, and the record owner of the property as of the recording of the notice of default is Michael L. Jensen and Jennifer N. Jensen. The trustee’s sale of the aforedescribed real property will be made without warranty as to title, possession, or encumbrances. Bidders must be prepared to tender $5,000.00 in certified funds at the sale and the balance of the purchase price in certified funds by 10:00 a.m. the following business day. The trustee reserves the right to void the effect of the trustee’s sale after the sale based upon information unknown to the trustee at the time of the sale, such as a bankruptcy filing, a loan reinstatement, or an agreement between the trustor and beneficiary to postpone or cancel the sale.
